Discuss an independent review of an existing residential or commercial appraisal report with AREAS.
Start with the report and the question
AREAS lists appraisal reviews within its residential and commercial services. Explain what you need the review to address and provide the complete report where you are authorised to share it. A value conclusion on its own leaves out the instructions, assumptions and supporting analysis.
Define the scope of review
A request to review a report should identify the intended use, the questions to be examined and the deliverable required. The team can confirm what work is appropriate before proceeding. Do not assume a review necessarily includes a new inspection or a separate opinion of value.
Bring specific concerns
Point to the relevant page, property fact or analysis. Examples might include an apparent discrepancy in the property description or a question about how information was treated. Specific, documented questions are more useful than a preferred replacement value.
