A practical starting checklist for a commercial property appraisal, including leases, rent rolls and operating information.
Confirm the request first
Use this list to prepare for a conversation, not as a requirement to send every document. AREAS will confirm what the assignment needs. Avoid sending confidential tenant or financial material through an unconfirmed channel.
Property and instructions
Have the address, asset type, legal description if available, intended use, valuation date and required timing to hand. Identify the person who can authorise the assignment and the person who can arrange access.
Leases and finances
For leased property, gather the current rent roll, relevant leases and amendments, and available operating statements. Note the dates and accounting periods. If estimates, budgets or projections are included, label them clearly.
Plans and property records
Identify available plans, surveys, tax records, major capital work and relevant technical reports. Let the appraiser know what exists, what is missing and what has changed. Some files will need additional material; others will need less.
