Start with the purpose, users, effective date and assumptions before reviewing the appraisal’s conclusion.
Identify the assignment
Find the property being valued, the client, the authorised users, the purpose and the effective date. Those details establish the context in which the conclusion should be read.
Read the assumptions
Look for the conditions on which the analysis depends. Note anything about access, information supplied, the property’s condition or an assumed scenario. A conclusion cannot be separated from the basis on which it was reached.
Follow the explanation
Read the property description and market discussion before the conclusion. If an abbreviation, adjustment or property detail is unclear, write down the question with its page reference. This makes a follow-up conversation more useful.
Ask about any new use
A change of lender, purpose or intended user may require further instructions. Check before forwarding a report as if it automatically answers a new question. Paying for a report does not, by itself, determine who is entitled to rely on it.
