What the process is really measuring.

An appraisal is an evidence-based opinion of market value used for financing, refinancing, estate planning, tax matters, and other decisions. It considers the property, observable condition, site characteristics, and comparable market activity.

Property and site

Living area, layout, bedrooms, bathrooms, lot characteristics, exterior condition, access, and visible improvements.

Systems and condition

Roofing, heating, electrical, plumbing, windows, signs of moisture, and the documented age or quality of major work.

Market context

Recent comparable sales, neighbourhood influence, property type, current competition, and local demand.

Prepare the file before the visit.

Document

Collect permits, surveys, receipts, renovation details, and system updates.

Maintain

Address visible leaks, damaged finishes, safety concerns, bulbs, and hardware.

Access

Make the attic, basement, mechanical rooms, and exterior easy to inspect.

Review

Check factual details in the report and support any correction with evidence.

Local context makes the evidence more useful.
