Appraisals for Separation

Independent analysis when the decision is personal.

Assignment purposesAREAS appraisal guide

Independent residential valuation for separation-related property decisions, with a clearly defined scope and valuation date.

An agreed valuation question

Marital separation is one of the residential assignment purposes listed by AREAS. A useful starting point is a clear description of the property, the required valuation date and the parties who will be authorised to use the report.

Instructions before inspection

Discuss the proposed instructions with your legal adviser. Let the appraiser know about any relevant reporting requirements before work begins. If more than one person is involved in arranging access, identify a practical contact and any restrictions that need to be respected.

Evidence without a target

The appraisal process should address the property and the evidence, rather than a value one party hopes to achieve. Share relevant records, improvements and property concerns so the assignment can be properly scoped.

A report for its stated purpose

An appraisal can inform the property-value question. It does not determine a person’s legal entitlement or settle the separation. Those matters belong with the parties and their legal advisers.
