Commercial propertyAREAS appraisal guide

AREAS values apartment buildings and townhouse complexes, with separate residential services for smaller multi-unit properties.

Apartment buildings and townhouse complexes

AREAS’s commercial service list includes high-, mid- and low-rise apartment buildings and townhouse complexes. Smaller residential assignments, including duplexes and triplexes, are also covered through its residential services.

Organise the unit information

An up-to-date unit schedule helps describe the property consistently. List unit identifiers, unit types, occupancy and the information available about rent. Identify additional income sources separately so the records can be understood.

Document the operating responsibilities

Tell the appraiser which costs are borne by the owner and which are paid by tenants. Available financial statements, utility records, tax information and major repair history help establish the information available for review.

Match access to the assignment

Discuss unit access and any tenant coordination early. Inspection arrangements should follow the agreed scope and applicable access requirements. Do not assume every assignment will have the same inspection programme.
