Industrial Property Appraisals

A property shaped by how it is used.

Commercial propertyAREAS appraisal guide

AREAS commercial appraisal services cover manufacturing, warehouse and logistics, multi-unit industrial properties and industrial condos.

The industrial assets we cover

AREAS’s published service list includes manufacturing properties, warehouse and logistics facilities, multi-unit industrial buildings and industrial condominiums. Share the existing use and whether the premises are owner-occupied, leased or vacant.

Describe the space accurately

Building and site plans, floor areas and a description of loading or access arrangements are useful starting material. Identify additions, specialised improvements and known changes to the property. The team will confirm which records are needed for the assignment.

Be clear about what is included

An industrial property may contain equipment, inventory or business operations in addition to real estate. Identify the assets involved so the valuation scope does not blur separate questions. Do not assume a real estate appraisal includes machinery or the operating business.

Bring existing due diligence

Tell the appraiser what surveys, environmental reports, engineering material or other due diligence already exists. Availability and relevance can then be discussed rather than presumed.
