Appraisals for Financing & Refinancing

Start with the lender’s requirements.

Assignment purposesAREAS appraisal guide

Plan your AREAS appraisal enquiry around your lender’s requirements, property details and financing timeline.

Before ordering

AREAS lists mortgage financing and refinancing among its residential appraisal assignments. Before commissioning a report yourself, ask your lender or broker how the appraisal needs to be ordered and who must be named as the client.

Bring the right information

Tell us whether the request concerns a purchase, a refinance or another financing decision. Include the property address, property type, lender or broker contact and the date by which the report is needed. A deadline is useful for planning; availability and delivery timing still need to be confirmed.

Keep the purpose clear

An appraisal supports a lending decision; it does not approve a loan. The lender sets its own lending conditions. A report prepared for one lender or purpose is not automatically transferable to another. Confirm any new reliance requirements before reusing it.
